The approach & services described below are based on the Royal Institute of British Architects Plan of Works 2020 (RIBA PoW), which organises the entire process of any project into stages such as - briefing, designing, construction and explains the stage outcomes, core tasks and information exchanges required at each stage. Whether you require a quick sketch, design ideas to explore, full set of drawings for planning, building control or schedule of works, my services will be individually crafted to your needs and property uniqueness.

INITIAL ARCHITECT CONSULTATION
(RIBA STAGE 0 )

This service is ideal for clients who are either in the process of purchasing a property or thinking of doing work to improve their current site and add value. The main objective will be to understand the location of the site, the brief/ aspirations and discuss the initial feasibility of your ideas, before committing to a formal Architectural service.

  • app. 30 min online;

  • receive a professional opinion and answer any questions you might have regarding to the proposed works you want to undertake (regarding designs, planning constraints, building control, construction, costs etc.);

  • establish best ‘next steps’;

QUICK DESIGN SKETCH
(RIBA STAGE 0- 1)

This service is ideal for clients who are seeking quick design layouts, ideas and explorations; either before purchasing a property or thinking of committing to the full upcoming project. The main objective will be to produce a few design options (exploring various internal arrangements, dimensions of potential extensions or geometries, materiality etc.) – aimed at unveiling the potential of the property and help clarify what are your priorities.

Please note this service is suitable for domestic clients, and will depend on the scope of works, quality of drawings provided  by client (ie. Estate agent’s illustrations).

FEASIBILITY STUDY
(RIBA STAGE 0-1)

This service is ideal for commercial clients who are seeking the potential viability of a site, when considering the likely development costs and GDV (gross development value).

​

Planning, designing, and constructing buildings often has an impact on a wide variety of stakeholders and will be subject to the controls of various bodies. A feasibility study will analyse the potential risks, limitations and opportunities of the site that might arise due to these entities.

 

Subject to the size of the site and brief, the study would look at:

​

  • Site analysis (Assessing the Planning Policy & Context);

  • Selecting an appropriate use/ use-mix for the site;

  • Estimative area schedule and illustrative drawings;

  • Considerations for the building design (size), access & materiality;  

  • Establish the ‘’next step’’ (planning route & services);

CONCEPT DESIGN 
(RIBA STAGE 1-2)

This service is ideal for both domestic & commercial clients who are seeking creative solutions, space planning, geometrical explorations & material investigations for the site. This can vary in scope and type, and can be established prior on how many options need to be explored.

Subject to the size of the site and brief, the study would look at:

​

  • Proposed various design layouts; 

  • Proposed various geometries & construction methods; 

  • Discussion on practicality & individual use of space; 

  • Estimative area schedule;

  • Proposed 3D visuals & conceptual drawings; 

  • Considerations for the building design (size), access & materiality;  

  • Establish the ‘’next step’’ (planning route & services);

FULL PLANNING APPLICATION SERVICES
(RIBA STAGE 2-3)

This service is ideal for anybody that requires submission of drawings and information to the Local Authority and prior approval before starting construction.

​

For this service we will look at the most suitable route for your project (from a cost & programme perspective). Depending on the upcoming project, this could involve applications for a Pre-Application, Certificate of Lawful Development, Full Planning Applications, Outline Planning Application, drawings that can form part of Licence to Alter etc. 

​

  • Site Location Plan;

  • Application form via the Planning Portal;

  • Design & Access Statement;

  • Existing & Proposed Drawings;

  • Submission of application on your behalf and liaison until a decision is made;

BUILDING CONTROL & REGULATORY DRAWINGS
(RIBA STAGE 3-4)

This service is ideal for anybody that requires production and submission of regulatory drawings for Building Control approval. Building regulations are minimum standards for design, construction, and alterations to virtually every building.  

​

The service will include fully coordinated design scheme with other consultants solutions (including Structural Engineers, Service Engineers etc), detailed solutions to any site constraints (Thames Water pipework, tree roots etc.) and information to ensure that the design meets the Approved Documents and comply with the latest regulations.  

​

This service can serve a wide range of projects – from small flat renovations, to Licence to Alter Applications, to extensions of any size, conversions, new buildings, Listed Buildings, small garden office/sheds etc. Subject to the project type, the pack would look at:

​

  • Detailed Existing & Proposed Drawings with specifications;

  • Detailed & coordinated information, necessary for both the BC application;

  • Information to be used on other types of applications such as Party Wall Agreements, Thames Water Agreements etc;  

  • Submission of application on your behalf and liaison until the Building Control department until a decision is made;

DIGITAL ART & FABRICATION 
(Installation, Pavilion, Art Piece or Collaboration)

This service is ideal for anybody that requires production of an art piece that is unique, fully bespoke to your needs - either as a gift, installation, print or 3D sculpture for interior decoration.  

​

The service will include various meeting to understand the brief and the final requirements of production. 

I am also available for collaborations & artistic joint-venture.
